Buying a home is a big investment and a smart move to help secure your financial future.  Cory and Stacy Robinson can help you find the home of your dreams and walk you through each step of your real estate transaction.  We specialize in both residential and income property sales.  Robinson Investment has particular expertise with income properties because our company not only brokers real estate, we manage and own investment property.  Our property management portfolio is large and diverse, providing us with a depth of experience that’s difficult to match.

Hiring a licensed real estate broker is your first step toward a successful Real Estate purchase.  The broker serves as your agent, acting on your behalf and in your best interest.  As your buyer’s agent, Cory and Stacy Robinson would help you navigate through the complex maze of financing, forms, inspections, and negotiating that comes with each real estate transaction.

You should also meet with a mortgage lender or mortgage broker before you begin your home search.  This piece of the puzzle is important because it solidfies what you can truly afford to buy.  The mortgage calculator to the lower left is a good first step.  Our lender checklist is another helpful tool that details what you’ll need for a mortgage.  A lender will use that checklist to carefully evaluate your finances, including your credit score, then recommend what you qualify for and what type of loan is best for you, including specialty mortgages.  Need a lender?  We can recommend one that best suits your needs.

Once you have met with a lender, arm yourself with a preapproval or prequalification letter.  This document gives you buying power because it shows a seller you can readily qualify for a given loan amount.

Now you’re ready to look at homes!  Detail your wish list and we’ll get to work.  What kind of home and neighborhood meet your desires?  The finer your details, the more successful our search will be.  We’ll set up your own personal website that will alert you of listings, based on your criteria, as soon as they hit the MLS.  Your personal website will allow you to see up to 18 property photos, property details, and a neighborhood report with school and demographic information.

Once we’ve found your home, it’s time to make an offer.  This is the point where our expertise and our detailed look at comparable home sales are a huge benefit to you.  Our years of experience negotiating real estate deals puts you in the best possible position to secure your dream home.

Once under contract, we’ll help you tackle the list of items that are required under the agreement.  This includes a home inspection.  You may select an inspector or use our inspector of choice who is one of the best in the business.  We’ll monitor your financing – including the appraisalhomeowner’s insurancetitle insurance, and loan approval – to keep the deal on track.  We’ll also detail your closing costs and do a final walk-through to make sure your home is in the condition you expect it to be.

Closing!  The day you’ve been waiting for.  All of the work is done and now it’s time to sign your closing documents and get the keys to your new home.  Congratulations.
